Methodology and Sources
What is sourced, what is assumed, and how to read the results.
Sourced figures
- Inground pool ranges by type for a 12x24 ft pool: This Old House (updated Jun 2025). National averages and material ranges: Angi 2026, HomeGuide.
- Extras (heater, cover, decking, fence, saltwater, permits): Angi 2026. Lighting: This Old House.
- Yearly upkeep by type: Angi 2026. Liner and resurfacing intervals and costs: HomeGuide.
- Above ground pool by size: Angi (updated Sep 2026).
- Resurfacing rates and drain and refill: Angi 2026.
- Screen enclosures: Angi 2026 (new); Mr. Pool Screen and Rescreen Rescue Florida guides 2026 (rescreen). The two rescreen figures conflict and both are shown.
- Electricity prices: U.S. EIA Electric Power Monthly, Table 5.6.A.
Our assumptions (labeled estimates)
- Inground cost scales with surface area to the 0.7 power from a 288 sq ft reference.
- Local cost level multipliers (0.90, 1.00, 1.15, 1.30) are user-chosen adjustments, not published indexes.
- Concrete resurfacing reserve spreads $8,000 to $10,000 over 12.5 years; vinyl liner reserve spreads $3,000 to $7,500 over 10 years.
- Resurfacing uses interior surface area. New enclosures use cage footprint; rescreens use screen area (roof plus sides).
